Ocean Shores Real Estate Report ~ 2nd Quarter 2015

Greetings from the beach…
This has been the best 2nd quarter for residential home sales ever in Ocean Shores! During the same time period compared to last year, sales increased 36% and average sales prices increased nearly 21%! Additionally, last year there were 255 homes on the market at this time, while there are only 194 on the market right now. That’s a inventory decrease of 24%. Last year, there were 32 homes pending on July 1st. This year on the same date, there were 55 homes pending which is an increase of pending sales by 72%. Lastly, it took 285 days to sell a home in 2nd quarter last year compared to only 149 days this past quarter. That’s almost half the time! Just how big has 2nd quarter 2015 been for Ocean Shores home sales? BIG! REAL BIG. Let’s look back over the past eleven years.
* 97 Homes sold ~ 2nd Quarter 2015 ~ Average Sales Price: $175,479.
* 63 Homes sold ~ 2nd Quarter 2014 ~ Average Sales Price: $145,274.
* 40 Homes sold ~ 2nd Quarter 2013 ~ Average Sales Price: $151,000.
* 50 Homes sold ~ 2nd Quarter 2012 ~ Average Sales Price: $126,399.
* 32 Homes sold ~ 2nd Quarter 2011 ~ Average Sales Price: $140,180.
* 65 Homes sold ~ 2nd Quarter 2010 ~ Average Sales Price: $145,274.
* 49 Homes sold ~ 2nd Quarter 2009 ~ Average Sales Price: $179,320.
* 56 Homes sold ~ 2nd Quarter 2008 ~ Average Sales Price: $206,821.

Ocean Shores Residential Sales
Ninety-seven homes sold during 2nd quarter for an average price of $175,479 compared to 51 sales and an average price of $143,694 last quarter. If inventory continues to remain low or even goes lower, prices are going to continue to rise.
2015 Second Quarter Home Sales
The average home that sold last quarter in Ocean Shores was 1,489 square feet and took 149 days to sell compared to 1,476 square feet and262 days in 1st quarter. Ten of the 97 homes that sold were bank-owned or 9.7% compared to 21% last quarter. Only five of the 194 homes on the market today are foreclosures or 2.5%. This drop is huge. The Foreclosure nightmare that has plagued Ocean Shores home sales is over. There are 194 homes on the market right now… There were 255 homes on the market last year at this time. Average list price of a home for sale in Ocean Shores right now: $214,418 compared to $213,097 last quarter ~ Average of 145 Days on Market. One house took 996 days to sell. One has been on the market for 3,618 days now (that’s 10 years!) and no, it’s still not my listing and it still hasn’t sold. There were 55 Homes pending on July 1st. ~ Average list price: $195,441 compared to only $180,709 at the end of last quarter. On average, sellers got 98.27% of their asking price for all closed sales in 2nd quarter 2015.

* 76 Homes Sold during 3rd Quarter 2014 ~ Average Sales Price: $142,752 ~ Average of 202 Days on Market. Price Range: $20,000 – $395,000.
* 65 Homes Sold during 2nd Quarter 2014 ~ Average Sales Price: $145,274 ~ Average of 285 Days on Market. Price Range: $30,000 – $368,950.

Ocean Shores Condo Sales
Condo sales are about average again this year, but prices tend to be down as only the real inexpensive condos are selling. Houses and lot sales are trending upward, but condo sales are likely going to remain flat. Hopefully with the nicer weather and summer being here, more of the nicer waterfront condos will start to sell.
2015 Second Quarter Condo Sales
Five condos sold last quarter. All were very affordable downtown condos except for one condo on the canal. The best news is that five condos are currently pending for an average list price of $131,380. Two condos were pending at the end of 1st quarter for an average list price of $75,000. There are 45 condos on the market (36 last quarter) for an average list price of $129,380 compared to $113,528 last quarter.

Ocean Shores Vacant Lot Sales
Vacant land sales increased nearly 28% from last quarter. Prices jumped nearly 51%! If you’d like a list of city-owned foreclosure lots, feel free to send me an email and I’ll send you the list. 2015 Second Quarter Vacant Lot Sales
Seventy-eight lots sold during 2nd quarter. Twenty-three of those lots sold for $10,000 or less… There are 535 (528 last quarter) lots on the market right now for an average list price of $37,354 ($35,657 last quarter). There are 26 lots currently pending compared to 22 at the end of 1st quarter. It took 224 days to sell a vacant lot compared to 262 days in the 1st quarter. One lot took 2,140 days to sell…

Ocean Shores Real Estate ~ First Quarter 2014 Review

2014 is off to a great start following last year – which was the first “up” year that we’ve seen out here in a long time. Home sales are up as well as average prices. Same goes with vacant lots. Even commercial sales are going well. The real estate market here is getting better, but we’ve still got a long way to go before I’ll call it good.

Ocean Shores Residential SalesThe Ocean Shores residential real estate market increased over 36% from 1st quarter 2014 versus the same quarter in 2013. That’s awesome news. 52 homes sold compared to only 38 in 2013. This has been the strongest 1st quarter that we’ve seen at the beach in a long time. Home prices increased a little over 5.6% this past quarter as well from the previous quarter in 2013. The average home sale was $156,384. The most expensive home to sell so far this year was $385,000 which was a very nice, newer bay front home. Home inventory is down over 16% from last year which is also very good news. Just over 13% of our home sales were foreclosures this past quarter compared to 18% in 2013. This number should be in the single digits next quarter as there are only 21 foreclosures on the market today in Ocean Shores.2014 Home Sales (so far)The average home that sold during 1st quarter in Ocean Shores was 1,498 square feet and took 241 days to sell compared to 1,475 square feet and 242 days in 2013. There are only 217 homes on the market right now compared to 259 at this time last year. This is an inventory decline of over 16% ~ Average list price: $210,447 ~ Average of 274 days on market. One has been for sale for 3,165 days now (that’s almost 9 years for this same house that’s in this report every quarter…) – not my listing… There were 35 Homes pending on April 1st compared to 27 on January 1st, 2014.2014 Quarterly Home Sales* 52 Homes Sold during 1st Quarter 2014 ~ Average Sales Price $156,384 ~ Average of 241 Days on Market. Price Range: $23,000 – $385,000.
* 49 Homes Sold during 4th Quarter 2013 ~ Average Sales Price: $153,136 ~ Average of 217 Days on Market. Price Range: $25,000 – $347,000.
* 70 Homes Sold during 3rd Quarter 2013 ~ Average Sales Price $141,161 ~ Average of 224 Days on Market. Price Range: $27,500 – $300,000.
* 42 Homes Sold during 2nd Quarter 2013 ~ Average Sales Price $151,355 ~ Average of 236 Days on Market. Price Range: $27,000 – $327,000.
* 38 Homes Sold during 1st Quarter 2013 ~ Average Sales Price $148,002 ~ Average of 316 Days on Market. Price Range: $25,000 – $385,000.

Ocean Shores Condo SalesFour Condos sold during 1st quarter compared to five in the same quarter during 2013. Condo inventory and prices are way down. The most expensive condo on the market right now is $164,900. There are only a few Ocean View condos available.
2014 Condo Sales (so far)The average condo that sold last quarter in Ocean Shores was 807 square feet and took 161 days to sell. One of the four sold was a foreclosure. There are only 27 condos on the market (29 last year at this time) for an average list price of $102,098 (compared to $92,755 last year). One condo is currently pending and listed at $125,000.

* 5 Condos Sold during 2nd Quarter 2013 ~ Average Sales Price: $125,590 ~ Average of 225 Days on Market. Price Range: $50,000 – $215,000.
* 5 Condos Sold during 1st Quarter 2013 ~ Average Sales Price: $104,580 ~ Average of 357 Days on Market. Price Range: $27,900 – $185,000.


Ocean Shores Vacant Lot SalesVacant land sales increased a bit this past quarter compared to the same quarter in 2013. The number of sales increased from 29 to 35 (increase of 20%) this year while the average price went up just a few hundred dollars. Sixteen of the 35 lots sold were sold for $10,000 or less. There are only 61 (64 last year) lots listed for $10,000 or less currently…
2014 Vacant Lot Sales (so far)There are 440 (441 last year) lots on the market right now for an average list price of $48,171 ($44,946 last year). There are 14 (16 last year) lots currently pending. It took 367 days to sell a vacant lot compared to 313 days in 2013.
