Beach Updates
It's back to normal at the beach. The big summertime tourist season has come to a close with the passing of Labor Day Weekend. The kids are back in school and now us locals and those who regularly frequent the beach can get back to cruising on through the new (or not so) roundabout without worrying about someone coming to a complete stop before entering (even when no one is in the roundabout!)... All said it was a pretty good summer though. Most of the big events went off smoothly with excellent turnouts. There were no big dune fires on the 4th so that's good and we'll be able to set off firewoks on the beach again next year. The Sun & Surf Event had their best event ever under sunny skies. Weatherwise this summer (and I know I complained last month, but as I look at my window right now, all I see is white and gray in the sky), I'm still a complainer. My typical summertime farmer tan never showed up! I've got high hopes for you October... Bring me some razor clams, a good surf and some sunshine... please...

Ocean Shores Real Estate Update
Real Estate activity has picked up some since the rock bottom month of July came and passed. August was a little better. September should be even better. It can't get any worse, can it?

August Home Sales
Residential sales are still down as only 16 houses closed in Ocean Shores during August for an average sales price of $177,706. This isn't that great, but these numbers are at least both up from July's total of 11 sales for an average price of $157,882. The real good news here is that there's 34 homes pending right now and the average list price for them is $203,696. There's 258 homes on the market right now.

August Vacant Lot Sales
Only 13 Lots closed in August compared to 19 in July. Average price was $30,185 compared to $35,303 last month. The cheapest lot sold was only $8,000 while the most expensive one was a super cheap ocean front lot for only $70,000. Yikes! (in a bad way)... 19 lots are currently pending around town. There are 567 lots on the market right now compared to 552 last month. 37 of those lots are listed for less than $15,000... Lot inventory is going to increase dramatically in the following months because of the Street LID about to hit and prices are definitely going to drop even further...

August Condo Sales
One little one bedroom condo sold in August for $53,900. The unit was located in downtown just behind the putt putt course... There's only two other condos that are currently pending right now - one is another cheap one like the one that sold and another is a down at Ocean View Estates. Condo sales are still slow.... That said, there are some great deals to be had. That was it. No changes in the condo market from last month. The inventory is still way to high and frankly there's only about 5-6 good buys out there right now. Call me and I'll share.

Sales are up, Volume is down report
For the first eight months of the year (Jan-Aug 2010), total volume in real estate sales (closed sales) comes in at $25,145,710 with 242 transactions. This includes all residential, vacant land, commercial, multi-family, condo & timeshare sales in Ocean Shores. For the same time period last year in 2009, there was a total of $27,548,630 in volume with only 223 transactions. So, activity is up anyway....

September 18-19, 2010
North Bay Park, lakes & canals. Attention kayak, canoe, and rowing enthusiasts. All Skill levels are welcome! Human-powered boat activities on the lakes and canals of Ocean Shores. Race, Poker Paddle, picnic, seminars and the latest in paddling gear at end-of-season prices. In addition to the popular Poker Paddle, activities will include a human-powered boat race, a cardboard boat race, speakers, vendors, boat try-outs, skills demonstrations and a picnic. New this year will be a Stand Up Paddleboard Race and three "Wacky Kayak Races". The public is invited to tryout boats, talk to boating experts, enjoy a meal and watch loads of boating entertainment. Whale of a Quilt Show
October 1-3, 2010
The Sea-Pal Quilters of Ocean Shores "Whale of a Quilt Show" offers boutique vendors, handmade quilts, demonstrations, and quilted items @ the Convention Center. The show is judged and prizes are awarded. Free admission, donations welcome.

Cat Fanciers' Association Cat Show
October 16-17, 2010
A Can Fanciers Association All Breed Cat Show. See an incredible variety of cats from the ordinary to the very unusual. Vendors will be selling unique pet items as well on Saturday. 10-5 on Sat & 9-4 on Sunday. http://www.cfa.org/shows.html

Jazz at the Beach
November 5-7, 2010
Jazz bands from all around the U.S. & Canada join together at the beach to offer up over 65 hours of live jazz at several venues throughout Ocean Shores. A three day passis only $60 if you order before 10/1/10. After that, they're $70. Single day badges are priced seperately. There's a free jazz hour for kids of all ages featuring the North Beach High School Jazz Band on Saturday at 9:30 a.m. at the Convention Center. Special umbrella parade to be held Saturday night at 8 p.m. - also at the Convention Center. http://www.osjazz.com/
